The villa covers 115 m2 in two distinct floors. Throughout the property, there are many large "picture" windows which allow sunlight to flood in and provide panoramic views from any room, also offering full privacy.
The entrance to the villa is at the ground floor which opens to a spacious and comfortable living room featuring a modern eco-friendly fireplace and many architectural elements. The kitchen area is open plan with stylish and practical “corian” work surfaces, top of the range appliances and an informal dining area.
A free standing metal staircase leads to the master bedroom on the first floor which has a spacious en-suite bathroom with a relaxing Jacuzzi bath, and wall to wall windows providing uninterrupted views of the Aegean Sea. There is a large balcony to the front and access to a unique private outdoor seating space to the side with sea views.
A second bedroom is at the ground floor. It has twin beds which can convert to a double. This bedroom has a separate entrance, with large doors that grant access to the panoramic terrace. It also has an en-suite bathroom with a walk-in Spa shower area and climate control.

Outdoors this fine villa has a spacious, natural stone terrace which dominates the front of the property. The private infinity pool has full width Roman steps from which you can admire the inspiring views of the Aegean Sea. The swimming pool can be heated. The pool has been fitted with a Pool Heat Pump making the pool about 3°C to 5°C warmer at 1 pm than a non-heated pool in low season.
The outdoor area is a large factor in the design of the villa with much of the indoor space flowing through to external space through either private balconies or terraces. The elegant large outdoor dining area hosts a specifically designed pergola that gives sunshine but also shade for hotter parts of the day. The gardens have been planted with endemic shrubs, flowers and trees which are complimented by traditional stone walls that blend into the natural environment.Villa Charts is a non-smoking residence except in outdoors areas. No pets are allowed. It has a parking space for two cars.

BOOKING & PAYMENT TERMS
Begin by selecting a property from our villa collection. You may book online or speak directly with one of our travel advisors for expert guidance and tailored recommendations. Once your chosen property is confirmed as available, you will receive the booking details and terms for approval.
Your reservation is secured upon receipt of a deposit. From that moment, our dedicated concierge team takes over, arranging all requested services and personal touches to ensure your stay is exceptional from start to finish.
To secure your booking, a deposit is required within 3 business days of signing your contract.
The remaining balance is due no later than two months before the start of your rental period, giving you flexibility and peace of mind as you plan your stay.
Prior to your arrival, a security deposit will be requested to cover any potential damage during your stay. The exact amount will be detailed in your rental contract, and your advisor can provide this information at any time before booking.
In the unlikely event that repairs or replacements are required, the deposit will be applied based on evidence provided by the property owner. Rest assured, no amount will be withheld without a thorough inspection and full transparency.
Any cancellation given more than 60 days before your arrival, the deposit of 35% is non-refundable in case of any cancellation.
Cancellation given less than 60 days before your arrival if cancellation occurs after the payment of the full amount (8 weeks prior to arrival), or due to a no-show or early departure: 100% of the renting price will be charged.
