Villa Fabrique

The villa is set in the Voreina (Northern) area of Pyrgos, beneath the remains of the Venetian castle, known as Kasteli, which crowns the top of the hill. Surrounded by the village’s characteristic medieval narrow pathways, fortified walls, hidden passages, and authentic Cycladic architecture, Villa Fabrique is immersed in the unique atmosphere of this historic settlement.

Housed within a beautifully restored former factory, the villa combines history, authenticity, and contemporary luxury. Before reaching the main square of Pyrgos, guests turn left towards Exo Gonia village, then after approximately 20 meters turn right and follow the road until reaching the Agios Christoforos church. From this point, motor vehicles are not permitted, and Villa Fabrique is only a 120-meter, two-minute walk away.

The property features a refined loft-style design that respects and enhances the traditional architecture of Santorini. The restoration was carried out with great care and attention to detail, using traditional polished cement techniques and eco-friendly materials. Original elements of the former factory have been thoughtfully integrated into the design, including an impressive piece of machinery that now stands as a sculptural centerpiece within one of the villa’s many living spaces. Located directly beneath the historic Castle of Pyrgos, the restoration required years of research and craftsmanship. The distinctive matte-finished floors were handcrafted by a local artisan who carefully blended colors and cement to achieve their unique appearance.

Villa Fabrique offers extensive outdoor areas, including two stunning pool terraces and several additional alfresco spaces designed for relaxation and entertaining. Every aspect of the property has been carefully considered to create an atmosphere of understated luxury, where elegance and comfort blend effortlessly.

Originally designed and operated as a wine and tsipouro production complex, the buildings retain the character of their former purpose. The original layout was based on the traditional processes of grape pressing and wine storage, with spaces dedicated to production areas and large double-height rooms once used for barrel storage. Some areas are cave-like, known as yposkafoi, concealing their structure within the rock, while others are expressed through simple cubic volumes. Domes, arches, thick walls, and small openings define the distinctive geometry of this vernacular complex.

The architectural identity of Pyrgos is reflected throughout Villa Fabrique, with its carefully organized spaces surrounding a protected courtyard. This arrangement creates a sense of privacy and intimacy while offering an almost theatrical experience of the property, where each space reveals itself gradually.

Thanks to its flexible layout, Villa Fabrique can be rented as a collection of completely private villas or reserved exclusively as a whole, making it an exceptional retreat for weddings, large family gatherings, private celebrations, week-long spa retreats, and seasonal culinary experiences.

The property consists of four independent accommodation units — Milos, Canava, Katikia, and Katoy — which can be rented individually or combined according to guests’ needs. In addition, a shared public area includes a fully equipped kitchen and a spacious dining area overlooking the pool.

The Milos unit accommodates up to four guests, with one master bedroom featuring a double bed and a loft area with another double bed, both fitted with organic mattresses. An additional guest can be accommodated in the living area. The unit includes an en-suite bathroom with a bathtub, shower, dressing room, and hairdryer, as well as a shared bathroom with shower and a separate WC. Its open-plan living and dining area is complemented by a fully equipped kitchen with high-quality utensils. Featuring impressive double-height spaces and preserved factory machinery, Milos combines contemporary comfort with the character of its industrial heritage. The villa is equipped with LED TV, satellite TV, internet access, CD/DVD/BD player, iPod dock, telephone, safe box, and full air conditioning. Outside, guests enjoy access to the main pool and the sunset terrace.

The Canava unit accommodates up to four guests, with a master bedroom with a double bed and a loft bedroom with another double bed, both equipped with organic mattresses. Two additional guests may be accommodated in the living area. The unit offers two bathrooms, including one en-suite and one shared bathroom with shower. Its open-plan living and dining space features a fully equipped kitchen and a striking double-height design, with views from the master bedroom overlooking the interior. The villa includes LED TV, satellite TV, internet access, CD/DVD/BD player, iPod dock, telephone, safe box, and air conditioning. The outdoor area includes a dining space, access to the main pool, and the sunset terrace.

The Katikia unit is an intimate accommodation designed for two guests, featuring a master bedroom with a double bed and organic mattress, served by an en-suite bathroom with a hairdryer. An additional guest may be accommodated in the living area. The open-plan living space includes a kitchenette and reflects the villa’s signature double-height design, with views from the bedroom. Guests also have access to the main pool and sunset terrace. The unit is equipped with LED TV, satellite TV, internet access, CD/DVD/BD player, iPod dock, telephone, safe box, and full air conditioning.

The Katoy villa is the largest of the four units and accommodates up to six guests in its bedrooms, with an additional guest possible in the living area. It features two master bedrooms with double beds and one bedroom with two single beds, all fitted with organic mattresses. The accommodation includes two bathrooms: one en-suite with bathtub, shower, dressing room, and hairdryer, and one shared bathroom with shower and WC. The open-plan living and dining area includes a fully equipped kitchen with high-quality utensils. Katoy also offers a private 65 m² courtyard with an outdoor dining table for up to ten guests and a private outdoor jacuzzi. Guests have access to the main pool and sunset terrace, while the villa is fully equipped with LED TV, satellite TV, internet access, CD/DVD/BD player, iPod dock, telephone, safe box, and air conditioning.
