All the residential areas are comfortable and decorated tastefully in simple lines with each unit having its special, personalised character. Each house has its own character and colour, though always respecting the rules and tradition of Astypalaia’s architecture. The houses vary in size and availability of rooms and baths, able to accommodate from 2 to 5 people each. The ground floor house is in one level while the others spread over two floors (maisonette) joined by the traditional wooden staircase. All residences are fully equipped to provide all comforts for a nice and pleasant stay. Common features of all, include unobstructed views over the blue Aegean Sea (from its own separate yard or balcony), the Venetian castle, the traditional village of Chora, and of course Livadi beach located within just 1’ walk. Chora is just 15′ walk.
Despite its close proximity to Livadi, the "Villas” are ideal for rest and harmonious relaxation due to the fact that they are located at a much higher altitude than Livadi. At the same time, as previously mentioned, access to traditional taverns and cafes, as well as a mini-market is very close. One can find there not only fresh food and vegetables but also books, magazines and newspapers, all within 1′-2′ minutes walk.
The Villa “Sel” is one of the two-storey maisonettes of the complex which spreads at a total area of 54.00 sq.m. and can accommodate 4 persons.
On the ground floor is the spacious living room and the fully equipped kitchen featuring traditional furniture and a spacious bathroom. Τhe bed – Shefa with the traditional railing, to which one has access through the (also traditional) white wooden circular staircase is one of the elements that characterises the character of the villa. Upstairs is the bedroom, which has a double bed and its own spacious bathroom with an equipped column of hydro massage. A traditional blue frame sash door leads the guest to the balcony with the wooden paneled railing (characteristic of the island), where one can gaze the magnificent views of the Aegean, the castle and the beach.
The house is fully air conditioned and features products from leading companies in furniture, lighting, plumbing and mattresses (COCOMAT) for the best service and comfortable stay of visitors. Moreover, the “Sel” offers a safe and a luggage compartment for better service to tenants. The villa also has its own parking space and its own private courtyard with undisturbed views towards the sea, the Venetian Castle and Chora. With simple, discreet and relaxing island decoration, the “Sel” is a representative sample of the traditional architecture of the Aegean equipped with all modern amenities to enjoy your stay on the island Astypalaia.

Your reservation is secured upon receipt of a deposit. From that moment, our dedicated concierge team takes over, arranging all requested services and personal touches to ensure your stay is exceptional from start to finish.
To secure your booking, a deposit is required within 3 business days of signing your contract.
The remaining balance is due no later than two months before the start of your rental period, giving you flexibility and peace of mind as you plan your stay.
Prior to your arrival, a security deposit will be requested to cover any potential damage during your stay. The exact amount will be detailed in your rental contract, and your advisor can provide this information at any time before booking.
In the unlikely event that repairs or replacements are required, the deposit will be applied based on evidence provided by the property owner. Rest assured, no amount will be withheld without a thorough inspection and full transparency.
Any cancellation given more than 60 days before your arrival, the deposit of 35% is non-refundable in case of any cancellation.
Cancellation given less than 60 days before your arrival if cancellation occurs after the payment of the full amount (8 weeks prior to arrival), or due to a no-show or early departure: 100% of the renting price will be charged.
