Located in a quiet scenery, the house is overlooking Kounoupi beach and its homonymous island with astonishing views of the islands of Hydra and Dokos. Villa Emi is designed by respecting the local architecture (use of local pebbled stone) with cotemporary, minimal, stylish and comfortable interiors. It consists of 3 levels. The 2 upper floors represent the main house of villa Emi while the lower floor its guesthouse.
The ground floor features an open plan kitchen with a seating and a dining area around a fireplace. The kitchen is well equipped with all the necessary facilities, including a dishwasher, washing machine, microwave and filter coffee maker.
The spacious unified living and dining room opens up to a large covered terrace ideal for breakfast and home cooked meals with awesome views to the Greek landscape and to a complex of islands. This outdoor space links to an open and a covered section. The open section has a large swimming pool (length 13m, width 5m, max. depth 2.4m) along with a pool side shower which is perfect for sunbathing and for enjoying the breathtaking limitless view to the horizon.
The swimming pool is at exclusive use by the guests. This area extends to a covered section. It comprises, on one side, a protected seating area for relaxation time and on the other side a bbq corner/ bar with a gaz grill and a mini bar for preparing meals and refreching drinks at all hours of the day!
The Guesthouse, situated at a lower level than Villa Emi, benefits from the same astonishing view facing the sea and the islands. It is independent and autonomous as a whole. The spacious 85m2 Guesthouse can accomodate up to 6 guests. It consists of a master bedroom with an ensuite bathroom and two other bedrooms sharing a large bathroom. There is also an open space living room with a kitchen - dining corner. Its outdoors covered terrace undoubtedly offers unforgettable and relaxing moments while enjoying an amazing view of the scenery. The access to the swimming pool and the outdoor spaces is immediate.

BOOKING & PAYMENT TERMS
Begin by selecting a property from our villa collection. You may book online or speak directly with one of our travel advisors for expert guidance and tailored recommendations. Once your chosen property is confirmed as available, you will receive the booking details and terms for approval.
Your reservation is secured upon receipt of a deposit. From that moment, our dedicated concierge team takes over, arranging all requested services and personal touches to ensure your stay is exceptional from start to finish.
To secure your booking, a deposit is required within 3 business days of signing your contract.
The remaining balance is due no later than two months before the start of your rental period, giving you flexibility and peace of mind as you plan your stay.
Prior to your arrival, a security deposit will be requested to cover any potential damage during your stay. The exact amount will be detailed in your rental contract, and your advisor can provide this information at any time before booking.
In the unlikely event that repairs or replacements are required, the deposit will be applied based on evidence provided by the property owner. Rest assured, no amount will be withheld without a thorough inspection and full transparency.
Any cancellation given more than 60 days before your arrival, the deposit of 35% is non-refundable in case of any cancellation.
Cancellation given less than 60 days before your arrival if cancellation occurs after the payment of the full amount (8 weeks prior to arrival), or due to a no-show or early departure: 100% of the renting price will be charged.
