When you enter Villa Alix in Nikiana Lefkada, which is split over 3 levels, with the top two levels being part of the main house and the third lower level, acting as an independent type of apartment. Upon entering through the front door of the ground floor level, you come into the main living space of the main house, as your lounge and dining setting.
As a separate room next to the living space is the fully equipped kitchen, which has the most amazing window opening with sea views. The ground floor has direct access to the front veranda which is the perfect place for your morning coffee. Additionally, on this level is also a washroom with WC.
Up the internal staircase are two bedrooms. Both bedrooms are equipped with double beds and the convenience of ensuite bathrooms. Between two families these are the rooms ideal for the parents as they both lead to the long stretch of balcony with seating options to enjoy the morning sunrise across the Ionian crystal blue waters or a glass of wine under the summer evening star lit sky.
The lower-level accommodation is accessed independently from the pool area and is either the ideal guest house or the perfect space for children to feel they have their own privacy. When you enter the apartment, you walk into an open plan living area consisting of a second fully equipped kitchen, dining setting and lounge area. The two bedrooms are both equipped with double beds and share the family bathroom.
Villa Alix is loved for ouitdoor spacious grounds. The large private pool is the centre piece surrounded by sun loungers to soak up the Greek summer sun, a lounge setting for those looking for a moment of privacy and the dining setting when its time for everyone to come together to enjoy the catch of the day, cooked up easily with the fully equipped gas BBQ.
Apart from the pool area, there are balconies and terraces all around the property that will certainly be a favourite corner for each person of your group.

- Payment Process for Your Stay
To book your stay, you only need to pay 35% of the total amount as an initial deposit. Please note that your reservation will only be confirmed after a 24-hour period, during which we will seek the owner’s approval to ensure the villa is available for your chosen dates. Once this confirmation is received, our My Greek Villa team will send you an email with all the rental details and clear instructions on how to complete the final payment. - Booking and Payment Policies
Booking: To secure your reservation, a deposit equal to 35% of the total cost of your stay is required. If the booking is made less than 60 days before your arrival date, the full amount must be paid to confirm the reservation. The reservation will only be confirmed after a 24-hour period, during which we will seek the owner’s approval to ensure the villa is available. - Balance Payment: The remaining balance for your rental must be paid no later than 60 days before the start of your stay. You will receive a reminder 3 days before the final payment is due, along with a new payment link.
- Final Confirmation: After we receive your full payment, a confirmation document will be sent to you. You will also receive an email with detailed instructions on how to reach the villa, your expected arrival date and time, the person who will greet you, and any necessary information regarding transfer arrangements, if applicable.
- Security Deposit: A security deposit will be requested before your arrival. No deposit is charged during the booking process. If the host needs to claim the deposit, they must provide evidence of any damage, and you will be notified accordingly. The deposit is never taken without prior notification.
